About included AI allowances. Included AI allowances reflect today's AI processing costs. If those costs change materially, we reserve the right to adjust your plan's price, its included AI allowance, or both, on reasonable notice, to reflect that change.
Digitizing a large back-catalog of paper records? No rush - digitize gradually and a normal month's scanning capacity handles it at no extra cost. In a hurry, we'll temporarily raise your scanning capacity for the project as a one-time service, priced by volume - no need to change your plan.
Pricing published and dated July 2026.

How HOA Library compares
HOA Library is a focused records + search + AI tool. It does less than a full management suite on purpose - and costs far less - while doing more than generic file storage. Here is an honest, sourced comparison so you can see exactly where we fit.
| Product | What it is | Published price (2026) | Records + search + AI? |
|---|---|---|---|
| HOA Library | Focused HOA-owned records archive: OCR, full-text search, member records + governance, AI Ask, transcription | $29 - $99 / moflat per HOA - the same $99 at 100, 250, 500, or 1,000+ homes | Yes - OCR of scans into full-text search, cited AI Ask, transcription |
| BoardSpace | Board portal + document / meeting / minutes organizer for HOA / condo / nonprofit boards | $69 / mo (<75 units) $99 / mo (76-150 units)flat per org; >150 units on request |
Document + board focus, but no OCR-of-scans, no exhaustive image-PDF full-text search, and no AI Ask advertised |
BoardSpace is the closest structural match - a flat-fee, per-organization documents-and-board tool. HOA Library's top plan lands at the same $99 while adding OCR of scanned image PDFs, exhaustive full-text search, cited AI Ask, and transcription.

These are whole platforms - accounting, dues, violations, e-voting, more. That is genuinely more than HOA Library does. At a small community TownSq's and PayHOA's flat entry tiers can be close to or cheaper than us; by the time a community reaches a few hundred homes, their per-unit and size-banded pricing already runs past HOA Library's flat $99, and by 1,000 homes it runs many times higher. Condo Control, Buildium, AppFolio, and CINC no longer publish self-serve community-association pricing, so we can't run that same math for them, but their per-unit model follows the same pattern. We are the records + search + AI layer you run alongside whatever suite you already use, not a replacement for it.
| Product | What it is | Price (2026) | What it structurally can't do |
|---|---|---|---|
| Google Workspace | Cloud storage + docs + email | $7 - $22 / user / moper seat, annual | OCR is a manual, per-file "Open with Google Docs" step (2MB cap), not an automatic org-wide search index; no HOA roles / governance / permanence, no AI Ask over your records |
| Dropbox Business | Cloud file storage | $15 - $24 / user / moper seat; 3-user minimum on the Advanced plan | Automatic OCR search covers images and scanned PDFs, but there's still no HOA roles, no AI Ask, and no governed record integrity |
| Microsoft SharePoint / M365 | Cloud storage + intranet | $6 - $32 / user / moper seat, bundled | OCR off by default and needs admin setup; no HOA roles / AI Ask / permanence |
Generic storage is priced per person, so a board of five or more already costs more than HOA Library's flat fee - and, per each vendor's own documentation, none of them automatically OCRs uploads into a searchable archive, enforces HOA roles and record integrity, or answers a plain-English question from your records (Dropbox and Google Drive offer some manual or partial image-text search, but neither is an automatic, governed, org-wide search index). We do those things on purpose; that is the whole point of a records tool versus a shared drive.
